How the rent increase calculation works

See the new rent from a percentage or dollar increase, what it adds per year, and whether it clears a local cap.

  1. Enter the current rent

Use the monthly rent on the current lease. Here, $1,500.

  2. Choose a % or a $ increase

5% of $1,500 is $75, so the new rent is $1,575. A flat $100 raise on the same rent is 6.67%.

  3. Look at the yearly impact

$75 a month is $900 a year per unit. Landlords can enter the number of units to see the total.

  4. Check the cap

If your city or state limits increases, enter the cap. With a 3% cap on $1,500, the highest allowed rent is $1,545.

Worked example. Raising a $1,500 rent by 5% adds $75 a month, for a new rent of $1,575 and $900 more over a year.

Rent Increase FAQ

How do I calculate a rent increase percentage?

Divide the dollar increase by the current rent and multiply by 100. Going from $1,500 to $1,600 is $100 ÷ $1,500 = 6.67%.

How much can a landlord raise rent?

Where there is no rent control, any amount the lease allows, with proper written notice. Some states and many cities cap yearly increases, usually for older buildings only. Check your state and city rules, then enter the cap above to see the highest rent you could charge.

What is the maximum rent increase in California?

Under the Tenant Protection Act (Civil Code 1947.12), most rental housing more than 15 years old is capped at 5% plus the change in the cost of living, never more than 10% in 12 months. Many cities, such as Oakland and Santa Monica, have stricter local limits (California Attorney General, updated August 2025).

What is Oregon's rent increase cap?

Oregon caps yearly increases at 7% plus CPI, never more than 10%. The state set the cap at 9.5% for 2026 and 10% for 2027. On a $1,500 rent, 9.5% allows up to $1,642.50. Newer buildings and some other units are exempt; check the state rules for your unit.

What is a CPI rent increase?

An increase tied to the Consumer Price Index, the government's inflation measure. US CPI rose 3.7% in the 12 months to September 2026 (BLS, released 14 Oct 2026). If your lease allows CPI increases, a $1,500 rent would go to $1,555.50. Enter the CPI change as the percentage.

What is the average rent increase per year?

The BLS index for rent of primary residence rose 2.8% in the 12 months to September 2026, which is $42 a month on a $1,500 rent. Local markets differ a lot. Many landlords keep increases near inflation to hold good tenants, because a vacant month often costs more than the extra rent.

How much notice is needed for a rent increase?

State law sets the notice period, and some cities add their own rules. The period can depend on the size of the increase and the type of tenancy, so check your state and city rules and your lease before sending a written notice.
