How the bathroom remodel cost calculation works

  1. Measure the floor and the tiled walls

A 5 × 8 ft bathroom is 40 sq ft of floor. A tub surround and a wainscot might add 80 sq ft of wall tile.

  2. Price tile by area and fixtures as allowances

40 sq ft of floor at $6 and 80 sq ft of wall at $8 is $880. Vanity, toilet, tub, fixtures, lighting, parts, paint, demolition and permit add $4,450, for $5,330.

  3. Add a contingency

10% ($533) covers what you find behind the old tile, bringing materials and allowances to $5,863.

  4. Add labor and markup

80 hours at $60 is $4,800. A 20% markup on the $10,663 cost makes the price $12,795.60, or $319.89 per sq ft of floor.

Worked example. A 5 × 8 ft bathroom with 80 sq ft of wall tile, a $900 vanity, $350 toilet, $1,200 tub, $400 of fixtures, $450 of lighting, $300 of plumbing and electrical parts, $200 of paint and trim, $400 of demolition and a $250 permit comes to $5,330, or $5,863 with a 10% contingency. With 80 hours of labor at $60 and a 20% markup the price is $12,795.60, $319.89 per sq ft.

Bathroom Remodel Cost FAQ

How much does it cost to remodel a bathroom?

It depends most on the size, how much tile, the fixtures you choose and whether the layout changes. Enter your measurements and the prices of the products you picked; the calculator adds labor, a contingency and markup to give the full cost.

How much does a small bathroom remodel cost?

Less tile and smaller fixtures, but the toilet, vanity, plumbing, permit and minimum labor don't shrink with the room, so small bathrooms often cost more per square foot. Enter your own sizes and prices to see the total and the cost per sq ft.

What's the biggest cost in a bathroom remodel?

In the example, labor is the largest line at $4,800, and the tub or shower at $1,200 is the largest material line. Your job may differ, so the result names your largest material line and shows where a cheaper choice saves the most.

How much contingency should I add?

The calculator starts at 10%, which you can change. Use a higher figure in older homes, where hidden water damage or old wiring is more likely. The contingency is added to materials.

How much does a master bathroom remodel cost?

A larger room means more tile, and often a double vanity or a separate tub and shower. Enter the bigger areas and your product prices. The same allowances in an 80 sq ft room instead of 40 sq ft come to $13,112.40, or $163.91 per sq ft, because the fixtures and labor don't double with the floor.

How much does a shower remodel cost?

Use the wall tile area for the shower walls, the tub or shower base and door line, and the shower valve under fixtures. Set the vanity, toilet and other lines you aren't replacing to 0, and lower the labor hours to match the job.

How do I work out bathroom remodel cost per square foot?

Divide the full price by the floor area. In the example, $12,795.60 ÷ 40 sq ft = $319.89 per sq ft. Treat cost per sq ft as a check, not a way to price: fixtures, the permit and labor don't scale with floor area.

Do I need a permit to remodel a bathroom?

Permit rules are set by your city or county. Work that moves plumbing, adds circuits or changes the layout is more likely to need one than replacing a vanity or tile. Ask your building department before you start.
