How the window cleaning price calculation works
Time the windows
20 windows at 6 minutes each, inside and out, is 120 minutes. Add 30 minutes to set up and drive: 2 h 30 min.
Multiply by your hourly rate
2.5 hours at $50 is $125.
Add supplies and overhead
$5 of supplies and a $10 share of insurance and vehicle costs make the cost $140.
Add profit and check your minimum
20% profit brings it to $168, or $8.40 per window. Small jobs under your $150 minimum are billed at $150.
Worked example. A 20-window house at 6 minutes a window with 30 minutes of setup and driving, at $50 an hour, $5 of supplies, a $10 overhead share and 20% profit, comes to $168: $8.40 a window, earning $61.20 per working hour.
Window Cleaning Price FAQ
How much should I charge for window cleaning?
Time how long a window takes you, multiply by the windows and your hourly rate, add setup and drive time, supplies, overhead and profit. Check local competitors before you set your published prices.
Should I charge per window or per hour?
Most homeowners prefer a price per window or per job. Work it out from your hours, as here, so the per-window price still covers your time.
How much extra for inside and outside?
Count both in your minutes per window. To quote outside only, lower the minutes and run it again.
Should I charge more for second-story windows?
Usually yes, because they take longer and need ladders. Quote them separately with more minutes per window.
How much does window cleaning cost?
There is no official national price list for window cleaning; prices depend on local labor costs, window count, height and access. With this page's example inputs (20 windows at 6 minutes, $50 an hour, 20% profit), the job comes to $168. Replace the inputs with your own numbers and compare written quotes from local cleaners.
What is the window cleaning cost per window?
Divide the job price by the windows. In the example, $168 for 20 windows is $8.40 a window. With 30 windows it drops to $7.60, because setup and drive time is spread over more windows. Small jobs cost more per window: 8 windows at a $150 minimum is $18.75 each.
How do I price commercial window cleaning?
Use the same method: time the panes, add lift or ladder setup, travel and supplies, then your overhead and profit. Enter the extra setup minutes and a higher minutes-per-window figure for high or hard-to-reach glass.
What's a good minimum charge?
Enough to cover your drive, setup and an hour or so of work. Enter your minimum; small jobs are billed at it.
