How the house cleaning price calculation works

  1. Estimate cleaner-hours

Divide the home's square footage by how much one cleaner covers in an hour. 2,000 sq ft at 500 sq ft an hour is 4 cleaner-hours, or 2 hours on site with a team of two.

  2. Multiply by the hourly rate

4 cleaner-hours at $22 is $88 of labor. Use what you pay including payroll taxes, or the rate you want if you clean alone.

  3. Add supplies and overhead

$10 of supplies and $20 toward driving, insurance and software bring the cost to $118.

  4. Add profit

25% on $118 gives a price of $147.50. Quote a round figure close to it.

Worked example. A 2,000 sq ft home at 500 sq ft per cleaner-hour takes 4 cleaner-hours, 2 hours on site for two cleaners. Labor at $22 an hour is $88; with $10 of supplies and a $20 overhead share the cost is $118. With 25% profit the price is $147.50, which earns $29.38 per cleaner-hour.

House Cleaning Price FAQ

How much should I charge for house cleaning?

Estimate the cleaner-hours, multiply by your hourly rate, add supplies and a share of overhead, then add profit. The calculator gives the price and what you earn per hour.

How much does house cleaning cost?

There is no official national price list. The price depends on home size, how long the clean takes, local pay rates and the company's costs. With this page's defaults (2,000 sq ft, two cleaners at $22 an hour, $10 supplies, $20 overhead, 25% profit) a standard clean comes to $147.50. Compare written quotes from local cleaners for your area.

Should I charge by the hour or by the job?

Many cleaners quote a flat price per visit so clients know the cost upfront. Work it out from expected hours, as here, so the flat price still pays for your time.

How do I price by square footage?

Time a few cleans to learn how many square feet you cover per hour. Divide the home size by that pace to get hours, then price the hours. The default 2,000 sq ft clean at $147.50 works out to about $0.074 per sq ft. Small homes usually cost more per sq ft, because travel, supplies and overhead are spread over fewer square feet.

How much more should a deep clean cost?

A deep clean takes longer, so lower the sq ft per hour or enter the extra hours. The price rises with the time instead of a guessed surcharge. For example, halving the pace to 250 sq ft an hour doubles the time to 8 cleaner-hours and raises the default price from $147.50 to $257.50.

How do I price a move-out clean?

Treat it like a deep clean: empty rooms often need inside cabinets, appliances and baseboards, so use a slower pace or enter the hours you expect. Add extra supplies if you bring oven or wall cleaners, then check the price still pays you per cleaner-hour.

What are typical house cleaning rates per hour?

Rates vary a lot by city and by whether you pay employees. Look at local cleaning companies for typical ranges, then check that your price still covers your costs.

How much should I charge for commercial cleaning?

The same cost-plus method works: estimate hours from the floor area and your pace, add supplies and overhead, then profit. Commercial jobs often need a lower pace for restrooms and kitchens.
